So what is Canton MI real estate like? Canton was once a farm community in the early 1900's. It is relatively flat and not hilly like some of the surrounding communities like Northville Michigan. In the late 1960's to early 1970's Canton real estate started booming. Thanks to a very good master plan by the township officials the City future plan was well laid out.
Canton is full of subdivisions that were thoughtfully planned. Some have sidewalks and some do not. Most have street lights. The older subdivisions allowed fences but later, newer built subdivisions did not. They wanted the wide open spaces. Usually in the newer subdivisions you will find the only way you can have a fence is if you have a pool. Most Canton real estate is in subdivisions that are governed by a home owners association. Are they overly restrictive? I would say not. The older subdivisions may not even have a home owners association. Most of the new ones do. Most of the association costs are for maintenance of the landscaping. When you buy a Canton home be sure to read over the association bylaws to see what is restricted.
The eastern part of Canton MI you will find many great subdivisions. Further to the western part of the township you can find some bigger homes sitting on 1/2 to up to 10 acres. Canton's western edges has homes that have space. Homes that do not sit in subdivisions. The majority of homes are in subdivisions.
Some of the older subdivisions allow fenced yards. However the newer ones have good neighborhood associations that will not allow fences unless you have a pool.

One of my Metro Detroit buyers tips is to talk to the neighbors, and drive through the neighborhood at different times of the day. Do not base buying a home one visit if possible. I want you to be happy in a home.
The home building boom that started in the late 60's, early 70's faltered in the late 70's. Then in the early 1980's the Canton building boom started all over again. What was different this time was that Canton real estate got bigger. In the 1960 -1980's you will find ranch homes ranging from 1000 to about 1700 square feet. Most colonials were under 2500 square feet. Of course you had cape cods, Tudors, and split level homes. You will not find many bungalows or farm houses left in Canton MI.
So if you are moving to Canton you can find a smaller home up to colonials that are over 3000 square feet. They will have all the latest amenities. You will not find a large number of big luxury estate homes in the township. You will not find gated subdivisions here. It is a mixture of blue collar and white collar residents.
