So what type of home or community will you find when looking at Waterford real estate?  Waterford is what I would call a Middle class community.  It is a stable community with good community services that is conveniently located near any type of shopping that you would want.

I would tell you that Waterford real estate could be split into two different sections.  Waterford Lakefront homes and regular Waterford real estate.  When I say regular Waterford real estate I mean homes that are in subdivisions or homes that are not lakefront.  In 2014 I would say Waterford real estate ranges from about $80,000 for a decent home to up to about $600,000 for a large lake home in the 3000 square foot range. Waterfront homes will always cost significantly more than a non waterfront home.

If you are looking for an inexpensive home when moving to Michigan then homes in the township may be for you.  You are not too off the I-75 corridor and just a little west of Telegraph.  So if you are driving to Troy, Rochester, Birmingham or Southfield a home in Waterford may be for you.

If you have been looking for a waterfront home but cannot afford a lake house in West Bloomfield then most likely a Waterford lakefront home is probably going to more affordable.  Plus it is a closer drive than a Lake Orion  waterfront home or a Dixie Lake waterfront home.  

Homes in the community have rebounded from the foreclosure crisis back in 2007 -2011.  There are fewer foreclosures in Waterford than in those days and I think you will continue to see a downward trend in the amount of foreclosures in the years to come.  Home prices in the community have risen dramatically in the last two years.  I have no prediction for next year myself, but Zillow says it will rise 6% in 2014.  Waterford home values  have gone up by 23.7% in 2013.   You are going to find that housing prices  in Waterford Michigan are reasonable.  If you are looking in Clarkston, Troy, Bloomfield, West Bloomfield, or Rochester you will find that homes in Waterford are going to be less expensive.
