When looking to move to Sylvan Lake Michigan real estate is going to be composed of smaller homes. The majority of homes in Sylvan Lake are under 1500 square feet though there are some over 3000 square feet. Because the city is so small the number of real estate transactions are small

In the last couple years (2013) some homes have sold as low as $50,000 to over $600,000. Part of the reasoning some of the homes have sold so reasonable is that some of them are in Pontiac school district which is a poor performing school district. Some people will send their children to private schools when they move to Sylvan Lake.
The median home value in 2013 in Sylvan Lake is $179,000. Sylvan Lake home values have gone up 15.4% over the past year (2013) and Zillow predicts they will rise 7.2% within the next year (2014). The median price of homes currently listed in Sylvan Lake is $199,000.
Small town just west of Telegraph and most of the city is north of Orchard Lake. It is all about the lake as the City borders on it. There are 809 households and about 864 housing units. So there are not many homes in Sylvan Lake. It is a very small community. There is only 1720 people in the community.
Sylvan Lake has it's own police department. The residents are protected by Tri City fire department which is basically West Bloomfield fire department.
There are two beach areas in the City known, informally, as the "big" and "little" beach. The little beach is located on Lakeview and the big beach is on Ferndale at the park area. You must swim at your own risk as they do not employ a lifeguard at either swim area. During summer months they have Park Rangers who patrol the park areas and will ask to see your tag. If you do not have one you will be asked to leave the park. The park areas close at 11:00 p.m. The gates on Ferndale and Lakeview are closed on the weekends only until the schools are closed for the summer, then the gates are closed daily. Weather permitting, the goal is to have the gates closed from noon - 9 p.m. or until the Park Rangers leaves. This occurs from Memorial Day to Labor Day, again the weather may change this.
The city of Sylvan Lake sits to the south of the lake by the same name. There are some bigger lakefront homes that are pricier than regular homes. I always tell home buyers that a lake front home can cost anywhere from $100,000 to over $250,000 for the same house off the lake. You can find many different styles of lake homes on Sylvan Lake.
